The place was fairly clean with a nice design and efficient and knowledgeable staff. Loved how the king room with nice decor was arranged when we arrived.
The staff we met were very busy.

There's lots to like, from the central location near the train station (yet away from the crowds of the Royal Mile), restaurants, and shops, to the extraordinarily congenial staff. I've never seen rooms in this price range that offered so much -- in ours: great robes, free (very basic) WiFi, free use of the minibar (no alcohol but with water, milk, and small snacks), satellite TV on large flatscreen at foot of the bed, chaise longue, iron and board, espresso maker, large bathroom with rainforest shower (and water pressure to match), etc. The bar downstairs, small and unpretentious, is a fine place to relax for a chat. They haven't gone the route of many city hotels, seeking status by being grand, intimidating, and only formally polite. It's almost as if they welcomed your visit and wanted you to enjoy yourself.
Nothing to complain about (the long Bond film across the street was hardly the hotel's fault). If I had to think of a gripe: there was no offer of newspapers in our 'superior king', and the compact (though comfortable) feel of the room didn't quite suggest the prairie-like 30 sq m indicated on Booked.net. I may be wrong about that -- didn't measure it.

The hotel is conveniently located and the room in which we stayed was very comfortable and clean. The staff were very friendly, cheerful and helpful. We did enjoy both the breakfast and a delicious dinner there. If you are looking for a nice hotel with a reasonable price, this is the one.
The hotel is conveniently located. However, the gps of our hire car was able to lead us there. It was because, unfortunately, the whole road where the hotel is located, had been blocked to vehicular traffic due to some roadworks. But, do not disregard this hotel or cancel your advance booking just because of this. If you have heavy luggage like we did, I would suggest that you give the hotel a ring before arrival to enquire about the traffic diversion and the spot nearest the hotel where you can park your car to drop off your heavy luggage and passengers. And, if you request, the friendly hotel staff would probably offer assistance in carrying the luggage to the hotel for you. In fact, the "drop off point" is not far away from the hotel entrance.

The decor of the room and public areas was beautiful.
It was let down a little by the slow breakfast service. Its nice to have a cooked to order breakfast but including waiting for our table to be set it took an hour and half from beginning to end.

The hotel boasts a fantastic central location, just a short walk from the main attractions. While the air conditioning was a little tricky, everything else, including the friendly staff and charming décor, was enjoyable. Would recommend and likely return.
